How long does an appraisal take?

An appraisal of your home is carried out with a 15 -30-minute inspection, depending on the size of your home.

Can I just get an online report?

Yes, however, these reports will not be accurate. There are many sites that offer a free online Property Valuations on “How much is my property worth”. These sites are based on how many bedrooms, bathrooms and garages you have; it cannot take into consideration the condition of your home as they are computer generated. With these reports, you will only see one photo of each property and not the internal images, which means, they will be far from accurate. The best way to get the most accurate report is to call in a Real Estate Agent or a Valuer.

How do you get the price range of my home?

Good question, it is important to get a price range that is not inflated, as this is misleading and will only lead to disappointment. You will be provided with a report of similar homes in the area that have sold within the last 6 months, based on the condition of the house and land size. We compare like with like, as we also have the opportunity to look inside the homes that have recently sold, plus your report will provide you with properties that are on the market as well as how long they have been there. This gives us a very good indication of where you need to be priced to sell and not just sitting on the market; this is what is known as a Comparative Market Analysis (CMA).

Do I have to pay?

No. Home appraisals by real estate agents are free, however, if you decide to get a valuation by a Valuer there will be a charge.

How long is the report valid for?

As property reports are based on recent sales I’d recommend up to 6 months.
